What we do

Door closers for every kind of commercial opening.

A closer has one job, to bring the door back and make it latch, and it does that job thousands of times a week. Which closer and how it is mounted depend on the door, the frame and who walks through it.

Surface-mounted closers

The common closer on steel and wood doors, mounted on the push side, the pull side or the frame head, with a regular, parallel or top-jamb arm chosen for the opening and for how far the door must swing.

Concealed overhead closers

Closers hidden in the head of an aluminum storefront frame, for entrances where a closer on the face of the door is not wanted.

Floor closers

Closers set in the floor under a storefront or glass door, with the door hung on the closer's spindle and a top pivot above.

Closer replacement

A closer that leaks oil, slams, or no longer pulls the door shut replaced with a new one sized to the door, on the existing holes where they fit.

Hold-open and delayed-action closers

Closers that hold a door open, or delay its closing for carts and wheelchairs. On a fire door, hold-open is done only with a listed device that releases the door when the alarm sounds.

Closers for fire-rated doors

A fire door has to close and latch on its own every time; the closer is part of what keeps the rating, and it is fitted without drilling the door outside what its label allows.

How we work

How we install a door closer.

We size the closer to the door

Door width, weight, whether it is an exterior door facing wind, and how often it is used set the closer's size and grade. An undersized closer never latches a heavy door; an oversized one makes a light door hard to open.

We choose the mounting for the opening

Push side, pull side or the frame head, with the arm that suits the door's swing, the stop and the wall beside it. On a storefront the choice is often a concealed or floor closer instead.

We set it and test it

Sweep speed, latch speed and backcheck are adjusted on the valves until the door closes at a safe pace, latches without slamming and slows before it reaches the wall. We test it from fully open and from halfway, and the door latches both times before we leave.

The quote

What commercial door closer installation costs.

Commercial door closer installation cost is mostly the closer the door needs and how it mounts. The written estimate names both for every door.

Always included

  • A look at the door, the frame, the hinges and the latch
  • A written estimate with the closer and mounting per door
  • The closer and arm fitted, with drop plates or brackets where needed
  • Sweep, latch and backcheck adjusted
  • The door tested from fully open and from halfway
  • The old closer removed

What changes the number

  • Surface, concealed overhead or floor closer
  • The size and grade the door needs
  • Regular, parallel or top-jamb arm
  • A fire-rated door, which needs a listed closer
  • Hold-open or delayed action
  • Hinges, frame or latch that need work first

Good to know

Door closer questions we get asked.

Your question is not here? Call (470) 691-8439 and put it to the crew directly.

Why does my door slam even with a closer on it?

Usually the latch speed valve is set too fast, the closer has lost its oil, or it is too strong for the door. A closer that leaks oil cannot be adjusted back; it is replaced.

Why does my door close but not latch?

Either the closer is too weak or set too slow at the end of its swing, or the door has sagged and the latch no longer meets the strike. We check the hinges and the strike as well as the closer, so the fix is the right one.

Can a closer be added to a door that never had one?

Yes, on most doors. We check the door and frame can take the screws or through-bolts, and on a fire-rated door we use only a closer listed for it.

Can a fire door be held open?

Only with a listed hold-open device that releases the door when the fire alarm sounds. A wedge or a hook on a fire door defeats the reason it is there.

Should a storefront door have a floor closer or an overhead closer?

Both work. A concealed overhead closer is easier to service; a floor closer is hidden completely and suits all-glass doors. If one is already there, we usually replace it like for like.

How hard should a door with a closer be to open?

Under the ADA standards, a closer should take at least 5 seconds to bring a door from 90 degrees open to 12 degrees from the latch. An interior door that is not a fire door should also open with no more than 5 pounds of force, not counting the latch. A fire door is set to the least force that still closes and latches it every time. We adjust the closer with both in mind.

Our pair of doors closes in the wrong order. Can that be fixed?

Yes. When a pair has an overlapping astragal, the strip on one leaf that covers the gap between the doors, the inactive leaf has to close first or the pair will not latch. A coordinator at the head holds the active leaf back until the other one is shut; on a fire-rated pair it is part of what lets the doors close and latch on their own.
