What we do

Fire doors that do what the label says.

A fire door is only a fire door when it closes and latches by itself, with a label on it and a gap it is allowed to have. Most of the ones we see fail on one of those three.

Fire-rated doors and frames

20-, 45-, 60- and 90-minute labeled hollow metal doors and frames, and 20-minute wood doors where the opening allows, installed in stairwells, corridors, mechanical rooms and unit entries.

Fire door inspection

Every fire door on the property checked against the points the annual inspection requires: labels, gaps, latching, closer, hinges, glazing, hold-opens and anything that has been added. Findings in writing, per door.

Closers and latching

Closers replaced or adjusted so the door closes fully and latches from any position; latches and strikes repaired so it stays closed once it does.

Rated hardware

Hinges, locksets, exit devices, coordinators and astragals that carry a listing for the door's rating. Unrated hardware on a rated door voids the opening.

How we handle a fire door.

We read the labels before we touch anything

A fire door and its frame each carry a label from the listing agency with the rating on it. If the label is missing, painted over or does not match the frame, the opening is not rated no matter how heavy the door feels. We find both labels, photograph them, and tell you what you actually have before a repair or a replacement is quoted.

The fire door standard, NFPA 80, requires fire door assemblies to be inspected once a year, and the list is specific: the door closes and latches on its own from any position, the gaps at the edges and floor are within limits, the hinges and closer are secure and undamaged, the glazing is rated, and nothing has been added, kicked through, propped or wedged. We go through every point and write up each door.

We install or repair with listed parts, then test it

A new rated door goes into a rated frame, anchored and set to the clearances the listing allows, with hinges, latch, closer and any glazing that carry their own listing. A repair uses the same parts. Either way the door is released from fully open and from a hand's width open, and it has to close and latch both times before we leave.

An inspection is priced per door and a repair by the parts it needs. A replacement is a door, a frame and rated hardware, and the number depends on the rating and the opening.

How often does a fire door have to be inspected?

Once a year, under NFPA 80, with the results kept in writing for the fire marshal. Most properties we visit have never had it done. We inspect every rated opening, write up each one, and quote the repairs separately so you can see which doors pass as they are.

The label on my door is painted over. Is it still a fire door?

The door may still be rated, but nobody can prove it, and an inspector will write it up. Sometimes the paint can be carefully removed to expose the label; sometimes the listing agency can re-label an unaltered door; often the cheapest path is a new labeled door. We look before we recommend.

Can I put a hold-open or a doorstop on a fire door?

Only a listed hold-open that releases on the fire alarm. A wedge, a kick-down stop or a hook to the wall defeats the door and is the most common failure we find. If the door has to stay open for traffic, the answer is an electromagnetic hold-open tied to the alarm, and we install those.

Is the door from my garage into the house a fire door?

The door between an attached garage and the living space is meant to be a solid or rated door that closes on its own. It is often swapped for a hollow interior door, or has its closer removed because it slams. We put back the right door with a closer adjusted so it latches without slamming.

Can you repair a fire door, or does it have to be replaced?

Repairs are allowed with listed parts: closers, hinges, latches, gasketing, glazing. What cannot be done is modifying the door itself beyond what its listing permits, such as cutting a new lock prep or a vision lite in the field. When the door needs that, or the label is gone, we quote a replacement.

What gaps are allowed around a fire door?

The standard sets limits for the clearance at the top and sides and at the floor — small fractions of an inch — and a door that has dropped or a frame that has spread goes over them. We measure with a gauge, not by eye, and correct it at the hinges, the closer or the frame as needed.
